Selling your home is a multi-step process which begins with choosing the agent who will represent you and present your home to the market in its very best light.

The amount of exposure your home receives, and thus the length of time on the market before you receive an offer, is directly affected by the dedication and marketing know-how of the agent you choose to represent you. In addition, your agent choice will affect the negotiation process, the ease of navigating through inspections, and most important, the likelihood of actually closing the transaction.

This fact is not unique to highly valued real estate - but highly valued real estate does require more finesse, expertise, and market knowledge on the part of your agent. Because you own a one-of-a-kind home, attainable only by the upper tier of buyers, you need an agent who understands this market and who uses every avenue available to reach those who are qualified to purchase your home.

I choose to specialize in highly valued homes because I appreciate their individuality, and the individuality of those who occupy these magnificent homes. I understand your needs as a seller, as well as the needs of buyers coming into this high-end segment of the real estate market.
When you choose me as your listing agent, my first task will be to create a marketing plan specifically tailored to your property. My plan will effectively highlight all of the distinctive features of your home and grounds, and bring them to the attention of those who are in a position to not only appreciate, but purchase, the home.

The following is a sample of what you can expect when I represent and market your home:

Unsurpassed Internet Exposure

Because 85% of all home buyers now begin their search on the internet, I first I engage the services of a professional photographer, so that the photos and virtual tours seen on the internet accurately depict and enhance the beauty of your home. Photographs presented on line are often the first and only opportunity to grab the interest and attention of prospective buyers. Thus, professional photographs are the only option I'll ever consider for properties I represent. It’s an expensive process that most agents choose to skip but it is by far one of the most important.

All selling agents have a list of qualified buyers waiting for the right home. When the agent sees the new listing, the photographs shown on the MLS are your home's first introduction to the market. It's vital that they be stunning and interesting the very first time – so that the agent will immediately be excited to show your property.

Next I have a floor plan drawn so that buyers searching the web can see how the house flows. For many upscale buyers, room sizes and their placement, the location of fireplaces and media centers, the kitchen arrangement, the location of access to decks or garages, and other floor plan details are the deciding factor in choosing a home.
While my photographer and graphic artist are doing their part, I take the time to write inviting descriptions designed to excite potential buyers about the uniqueness of your home and create an urgency to view your home before someone else snatches it from them. Stunning, glossy property brochures are created along with information about your property's “specific appointments and upgrades.”

When all is ready, I will submit your home to the MLS, numerous Coldwell Banker sites, Realtor.com and to my website - which is positioned to attract luxury home buyers. From my site your listing will feed to an additional 19 major real estate sites, including Google, Yahoo, and Trulia. In addition, each of my listings has its own web address, so that it can be found individually by the search engines. My personal website, designed for the luxury buyer, has top positioning on the major search engines and receives hundreds of visitors each week bringing even more visibility to your home's listing. Your home will have a presence on every major real estate search engine used today. Nothing else comes close to the internet exposure your home will have when listed with me. Nothing!

Marketing to buyer's agents

Your home will, of course, be promoted through a "Broker open." This event is held after the home is fully staged and ready to view, because this is the impression agents will hold in mind as they are choosing homes to show their buyers.  Our task, then, is to create excitement and enthusiasm, and to motivate these agents to bring their buyers and try to be first to present an offer. "Agent love" is the goal of the broker open, because the best, most productive showings are always conducted by an agent who has fallen in love with your home.

Coldwell Banker Previews International® program

I am a Certified Previews® Property Specialist - a designation that allows me to participate in this exclusive Coldwell Banker luxury home marketing program. Through media ads and direct mail, the Previews® luxury program consistently positions highly valued properties directly in front of the clientele who can afford this type of home.

The Coldwell Banker Reputation

Coldwell Banker, according to a recent survey, was found to be one of the most highly recognized brands in the U.S. We hold the JD Powers Award for highest overall satisfaction of first time home buyers and sellers in the US and for being the most visited real estate site for home searches. This is due to our award-winning user-friendly search platform and the extensive marketing initiative Coldwell Banker has taken over the years to enjoy top positioning on the major search engines. Many companies can be found on the search engines but top positioning is unique to only a few.

What does that mean to you? More exposure for your home.

Print Marketing

"Just listed" cards are the first order of business, because often your neighbors have friends and relatives who wish to relocate near them. I also send these cards to qualified buyers in my database whose "want list" makes them good candidates for your home. Since many of our new residents commute to New York City, we also advertise in the New York Times, New York Living Magazine, The Star Ledger and various other media outlets.

Staging for that all-important first impression

The old axiom that you "Don't sell a house the way you live in a house" is absolutely true. That's why staging has become a vital part of preparing to sell. While buyers do know that the homes they view are occupied, when they are presented looking like "show homes" those buyers can more easily view their own furnishings and their own family in residence. Offers come sooner, and at higher figures. (Our experience with staging shows its undeniable value. The higher offers that it brings in a shorter time frame cannot be disputed). I will gladly lend my experience to helping you stage your home, or will recommend a professional stager to assist you.

In addition to intensive marketing, you can expect:

Timely Communication

You deserve to know what's going on at every step throughout the selling process. That's why I make it a point to bring you feedback from every showing and to keep you informed of any changes in the market that could affect your home sale. When you have questions, you can call, e-mail or text me. If you don't reach me immediately, I will contact you as soon as possible - usually within a few hours.

The benefit of my elective education

So that I may serve you better, I have elected to take my education beyond that which is required to hold a real estate license. In addition to my certification to use the Previews® Luxury program, I am certified in Relocation and as a Seniors Real Estate Specialist.

Your best interests at heart

Selling your home for the best price with the least amount of interruption to your daily life is your goal. While I cannot eliminate the fact that your routine may be interrupted by showings, I will do all in my power to bring your home from listing to closing in the least amount of time and with the least amount of trouble to you.

My success in helping you reach your goal does, of course, determine my success in earning an income. After all, Realtors are only paid when transactions close.

But there's more at stake than a one-time closing. My goal is to create a relationship that results in my becoming your "Realtor for Life" and in you being comfortable in referring my service to your friends and associates. You might say my future success depends on your satisfaction with my service as I market your home and take it to a successful closing. I'll do my utmost to assure that satisfaction.
