1.) Professional Photography
Because 90% of all home buyers begin their search on the internet, the photos that are viewed there, must accurately depict and enhance the beauty of your home to both buyer's and agents previewing homes. One of the most important things we can do is to have agents become excited to show your home. Photographs presented on line are often the first and only opportunity to grab the interest and attention of prospective buyers. It’s an expensive process that most agents choose to skip but it is by far one of the most important.
2.) Floor Plans
Next I have a floor plan drawn so that buyers searching the web can also see how the house flows. For many upscale buyers, room sizes and their placement, the location of fireplaces and media centers, the kitchen arrangement, the location of access to decks or garages, and other floor plan details are the deciding factor in choosing a home.
3.) Stunning Property Brochures
While my photographer and graphic artist are doing their part, a writer is creating inviting descriptions designed to excite potential buyers about the uniqueness of your home and create an urgency to view your home. Stunning, glossy property brochures are created along with information about your property's “specific appointments and upgrades.”
4.) Internet Exposure - Like no other
When the photos are ready, I will submit your home to the MLS, Zillow, Trulia, Homes.com and Google. Keller Williams and numerous other sites. Your home will have a presence on every major real estate search engine used today.
5.) Your Home's Personal Website
In addition, each of my listings has its own web address and it’s own website so that it can be found individually by the search engines. The sign in front of your home will have a rider with the web sites information and QR Code so anyone driving by can scan the code and be taken directly to your homes website. It also enables them to contact me for a showing.
6.) My Personal Luxury Website
My personal website, designed for the luxury buyer, has top positioning on the major search engines and receives hundreds of visitors each week bringing even more visibility to your home's listing Nothing else comes close to the internet exposure your home will have when listed with me. Nothing!
7.) Marketing to buyer's agents
Your home will, of course, be promoted through a "Broker open." This event is held after the home is fully staged and ready to view, because this is the impression agents will hold in mind as they are choosing homes to show their buyers. Our task, then, is to create excitement and enthusiasm, and to motivate these agents to bring their buyers and try to be first to present an offer. "Agent love" is the goal of the broker open, because the best, most productive showings are always conducted by an agent who really likes your home and thinks she/he can sell it.
8.) You Tube Videos
YouTube has become the second most popular internet site. People love to be entertained with video. A video of your home, which includes a voice over is created and not just loaded to You Tube but put on my websites, my numerous blogs and all the websites I syndicate to, that accept video.

11.) Staging for that all-important first impression
The old axiom that you "Don't sell a house the way you live in a house" is absolutely true. That's why staging has become a vital part of preparing to sell. While buyers do know that the homes they view are occupied, when they are presented looking like "show homes" those buyers can more easily view their own furnishings and their own family in residence. Offers come sooner, and at higher figures. (Our experience with staging shows its undeniable value. The higher offers that it brings in a shorter time frame cannot be disputed). I will gladly lend my experience to helping you stage your home, or will recommend a professional stager to assist you.
